+/- 5,000 sq. ft.Uses of the space1. Manufacturing (our lab) 1. manual production and with machines 2. 1,000- 1,500 sq. ft. 3. VCT or stained concrete 4. has or ability to add 1 three bay sink + hot water 5. R/D space 6. this space must be able to be enclosed and locked from rest of spaces (so if not in place, ability to add this feature)2. office space, preferably 2-3 offices/ board table3. warehouse space for storage, inventory, packaging/labeling and shipping 1. up to 3,000 sq. ft. 2. concrete flooring4. retail space, optional 1. about 800 sq ft 2. concrete flooring or anything5. bathroom, 1 unisex ADA compliant bathroomSome expectations:1. HVAC - we need 3 times the normal use of the space, for an ISO 9 lab. (bare minimum)2. Flooring- mentioned above 3. bay door for deliveries, preferably with a loading dock4. minimum 14' Ceiling height desired5. One (1) rollup street level or dock high loading door required6. Parking for five (5) vehicles
