A newly investment-backed breakfast sandwich concept is searching Miami-Dade with a six-month timeline. A grease trap and hood are required, which narrows the field quickly. The goal is real estate ownership, so a purchase, a lease with an option to buy, or another path to ownership all work.

Build-out Existing second-generation, fully built-out restaurant preferred. Efficient kitchen layout able to accommodate restaurant equipment.
Non-negotiable infrastructure Grease trap and hood / ventilation required. On a new or vanilla-shell space, the grease trap must already be in place.
Primary markets Midtown, Downtown Miami and Brickell. Consistent morning traffic is required.
Secondary markets Doral, Kendall and other high-density Miami-Dade neighborhoods with strong residential and customer demographics.
Transaction structure Purchase budget of $1 million to $1.5 million. Direct real estate acquisition preferred. Lease with option to purchase or lease-to-own strongly considered, along with other creative structures that provide a pathway to ownership.
Timing A location secured within six months. On-market and off-market opportunities are both under active review.
The goal is ownership, not a lease
Direct acquisition is preferred, and a lease with an option to purchase or a lease-to-own structure is strongly considered. The group is not looking to acquire an existing brand, concept or employees. However, an existing restaurant business may be considered when that is what secures the location or the underlying real estate.
Second generation saves the clock
With a six-month target, a fully built-out restaurant with an efficient kitchen layout is worth more than a discount on rent. A vanilla shell only works if the grease trap is already in place, and a hood and ventilation are required either way.
